2. The estimated costing excludes GST, utilities, insurances, remote site visits outside of Bangkok, and engineering fees.
3. The cost of works does not include loose furniture, decorative accessories, light fittings, curtains, appliances, ceiling work, flooring, structural works, doors, and windows.
4. In the case of design & build or turn key, design fees can be reduced by 30-100%, and contract price can be further reduced by 10-20% (depending on the volume of work).
